Apartment building in Plainfield

It doesn’t matter if you rent a studio, one-bedroom, or multi-bedroom apartment, chances are it won’t be long before you need a repair done. But, do you know when to call maintenance in your Plainfield apartment?

Of Course, big concerns, like HVAC and water leaks, need to be reported, but what about minor issues? Do you also call in burned-out lighting or frayed carpeting? Is it smart to try and fix things yourself?

Contact Maintenance For Your Plainfield Apartment If You See These Issues

Minor bathroom sink repair.

When you discover a considerable concern – primarily those of a structural nature -- it's usually covered as part of your tenant agreement. The following are common issues you may find:

  • Leaking and water damage: If you see a leak from the floor above you or you experience a malfunctioning toilet or fridge that causes water damage, contact the maintenance staff immediately.

  • HVAC problems: If your AC no longer cools, or your furnace fails, contact your maintenance professional. Even during comfortable weather, your AC and furnace should still work correctly.

  • Toilets, Sinks, and Showers: If the toilet won’t flush, try to plunge it yourself first. If you have no luck, contact maintenance. Also, open a ticket for those persistent kitchen, bathroom or shower drips.

  • Insects and unwanted guests: It’s common for pests to enter your apartment by attaching to your your shoes or your pet. But if you notice any troublesome critters -- like roaches, wasps, ants, or rodents – it’s likely time for your property manager to send out a pest control expert.

  • Broken appliances: If your refrigerator has lost its cool or your oven burner refuses to work, you need to make the call. Major appliances that were there when you moved in should be covered, but smaller appliances you brought in – a toaster, microwave, washer/dryer – is up to you to repair or replace.

  • Window and door dilemmas: All exterior doors must lock and close appropriately. If water infiltration or damage from misuse prevents them from closing easily, they need to be replaced for safety reasons. The same goes for windows.

  • Drywall or flooring issues: If you find damage to a wall or a potentially dangerous flooring concern, reach out to maintenance. Frayed carpet might require replacement, specifically if a tack is visible.

What Can You Repair?

Furnace filter being changed.

Not every situation warrants calling maintenance. While some property managers provide assistance with various light tasks like replacing filters, it’s not always convenient to have to schedule a service for smaller issues. Here are some everyday undertakings that you could do yourself:
  • Light bulbs: When light bulbs fail, they could easily be replaced at your leisure. But keep in mind, if your light fixture appears to burn through light bulbs, you might ask maintenance to see if you have electrical problems. Make sure to ask if maintenance supplies light bulbs when they need changing as specific types are required on occasion.

  • Clogged pipes and toilets: If the toilet stops flushing properly, use a plunger first. Likewise, you may need some Liquid-Plumr to clear the hair out of the drain. For snaking or leaks, contact the service staff to prevent damage to the pipes.

  • Air filters: Unless noted in your renter’s agreement, you're on the hook to replace the filter in your HVAC system. A dirty filter will limit airflow and negatively impact your HVAC performance. If you no longer see light through the filter, it's time for a change. The maintenance staff may supply and replace filters for you, so check with them first.

  • Regular Cleaning: Unfortunately, cleaning your Plainfield apartment is up to you. Keep in mind you should clean your interior and exterior patio space.
